Property Syndicate Investments

For investors who are looking for a higher return than can normally be obtained from fixed interest investments, Glaister Ennor is carefully selecting properties which can be owned by a group of Glaister Ennor clients and managed by Glaister Ennor.

The criteria for selection of property are:

• It must be well located and in an appropriate building for the area in which it is located
• It must have a strong tenant
• It must have a lease for not less than six years and ideally more than seven years
• Ordinary freehold titles are favoured over titles registered under the Unit Titles Act
• Buildings with one or two tenants are preferred
• Purchase price must be in line with the market value
• The lease must be structured so that on rent review, the rent cannot go down below the initial rental

These property investments will typically be sold when there is four or five years left to run under the lease so that investors do not need to be concerned about issues arising when the term of the lease is coming to an end. The major risks associated with this type of investment relate to the quality of the tenant and the overall state of the property market at the time of sale.

Each syndicate involves one specific property and each investor is provided with a separate certificate of ownership so that investors share in the property in the investors own name.

• In order to enhance the return, in most cases a first mortgage will be arranged over the property
• Income is paid out monthly

On the sale of the property, after payment of all costs and repayment of the first mortgage, investors receive their share of the balance of the cash available and accordingly all losses or gains in respect of the value of the property are shared amongst the investors.
